To search, negotiate and renovate a property in the Muswell Hill area for a client.  The client's budget was £250,000 with £40,000 to spend. 

Asking Price:  £250,000

Negotiated Purchase Price:  £220,000

Total Cost of Renovations:  £37,200

Estate Agent's Valuation on Completion of Works:  £310,000

 

Completion date of sale of Property: Friday, 23rd May 2009

Start date of Renovations:  Tuesday, 26th May 2009

Completion date of Renovations:  Thursday, 2nd July 2009

 

WORK CARRIED OUT

Electrics:  Complete re-wiring of all electrics

Plumbing:  Removal of electric heaters & water tank.  Installation of compression combi boiler and radiators throughout.  Removal of old Bathroom & Kitchen plumbing & installation of new plumbing to each.  Installation of new bathroom suite. Review of all guttering & waste/ downpipes & replacement where required.

Structural:  Removal of 2 stud partition walls.  Removal of load bearing wall & installation of steel beam.  Removal & replacement of rotten floor joists in old scullery area.  Removal of cupboard in Hall to enlarge Bathroom.

Building:  Stripping out of all wallpaper, ceilings, Kitchen & Bathroom.  Plasterboarding of all ceilings.  Plastering of all rooms.  Removal & replacement of 4 windows.  Fitting of Kitchen & Tiling.  Tiling of bathroom walls & floor. 

Woodwork:  Push-opening cupboard to house washing machine & tumble dryer.  Cupboard to house new boiler.  Replacement of architraving & skirtings.  Preparation of sub-floor & laying of solid oak floor.

Decoration:  Painting & decorating throughout.  Carpets laid in Bedrooms.  Blinds cut & hung in all windows.  All door furniture replaced.
